All Real Estate Agents Do The Following:
When Placed on the MLS, its automatically uploads to UtahRealEstate.com, Realtor.com,  Zillow and other IDX sites. Zillow uses IDX-MLS, everything on Zillow and the other well known IDX sites get all of their listing information from the National Assoc. of Realtors. Utah Assoc. of Realtors upload and BAM! it's connected to IDX systems across the nation. Every single agent who uses IDX-MLS have their own website. Agents who use an IDX-MLS system will have your property on their sites automatically, Its an IDX system no different than Zillow using IDX.
 
Agents who have an IDX-MLS system will upload links to Facebook. It all circles back to the MLS entry. One entry and its linked with IDX systems through out the US and Utah sites. It's the MLS that makes your listing stand out.
 
Do you need a professional photographer to come take photos, no you need common sense in using a camera, lighting etc. Some will tell you its necessary to hire a professional photographer, its not necessary and it's a marketing tap dance. If an agent is lousy taking photos, get a photographer. Do you need your home on pinterest, facebook. Some will tell you its needed. I will, but it's wise to have redirect links to MLS. Serious buyers will always go directly to the source, the MLS, IDX-MLS or redirects to the MLS. The MLS is where they pinpoint with exactness what they want, be it IDX or MLS.

No one goes to an office unless they're invited there. No one wakes up on Saturday moring and thinks, let's go to a real estate office and see what they have. Again, they drive neighborhoods and use MLS-IDX.com links, It's the MLS they go to.
 
As a seasoned broker, I know how to negotiate, while dealing with agents who bring offers to the table.

A higher commission does not indicate better service, it only indicates huge overhead of brokerage costs, office rent, etc.

One of the step by step examples when
I list your home right the first time. I sold the home below so the links might state it is no longer on the market.

1. List to MLS and IDX  

2. Opportunity to choose your neighbor, link going to your neighbothood.

3. No flyer box in front of home. Instead, I use your URL address on sign. 353Robin.Com  Flyer boxes are always empty. I sold 7 homes and one lot in 2023.

4. Information, just listed to targeted areas. There are homes that were build in the 1970's, 80's and 90's that are super nice, but they want to upgrade to newer and sometimes to different areas. Mailers are sent to these areas. Target ages 35 to 50 plus.

5. MLS Tour Link. Buyers and Agents. This link was on this listing that I sold. The link will appear on the MLS-IDX systems under the link "Tour" Most agents re-use already use photos making the Tour link useless.

6. I use other or additional un-triditional Alternative marketing strategies to sell your home right the first time. I will explain those strategies when we meet.

Interest Rates To Be Higher For Longer. It could go to 6% for a very short time but will go up again. When you see 2021 prices there will be more of a balance.

How I Predict The Market...
  1. Keep an eye on DC. Its is here that corrections are made, its nothing but a mess on both sides of the aisle. Keep an eye on the FED's goal on a 2% inflation rate.
  2. Keep an eye on the CPI and #5  
  3. Talk to owners of grocery stores and their vendors, Economists often watch the price of commodities like beef, turkey, and eggs (never forget the $7 per dozen era that was January 2023) to keep an eye on consumer spending, which helps them understand the pulse of the overall economy. and click.
  4. Talk to owners of car dealerships, large and small. Click
  5. PCE Personal Consumption Expenditures  
  6. Watch the Treasury Bond ( 11:22 into video ) activity and the link to mortgage rates.
  7. If you're on FB, Click, this is another link facing the real estate market, some may think differently but war should be on the list. If you pay attention to 1-7 you can predict our economic situtation in buying and selling real estate. This is why creative real estate transactions used in the 1980's will be helpful in the 2020's. I've experenced the pain in 1976-81 Carter tenure and corrections in the Reagan tenure, the pain of the dot com bubble in the 1990's, 2006-2009 Frank-Dodd mess up, 2021-23 mess. When many agents left the real estate industery, I weathered it out. I know the market behaviors, I know what's around the corner with inflation and selling your home righ the first time. Understanding it all comes back to items 1-7 above.
